But the agents who are consistently growing their business have figured out a simple truth. The most powerful lead generation tool in your prospecting arsenal is the one that’s already in your pocket or purse. Here are five ways to turn your phone from an afterthought to a lead generation solution.

Text Your Sphere for Better Engagement

Email open rates in real estate hover around 20%. Text messages get opened at over 90%. If you want to stay top of mind with past clients and your sphere of influence, a personal, conversational text will outperform any newsletter you send. It doesn't need to be elaborate. Something like, "Just listed something on Upton Street and thought of you" or "Market is moving fast in your neighborhood, let me know if you want an update" is often enough.


Record a 30-Second Listing Video

When you have a listing, you're at the property all the time. Next time you’re there, pull out your phone, showcase something unique or interesting at the property, and talk like you're showing it to a friend. Talk about how it makes the neighborhood even more special. Show the park where there’s a water feature in the playground area, and where there’s a farmer's market on Sundays. Post it as a short video with a caption like "This is why I love helping people buy homes in this neighborhood." That kind of content generates engagement from people who already live there and people who want to, which is exactly the audience you want to be in front of.


Boost Those Posts for as Little as $5 a Day

Here's the step most agents skip entirely. Once your listing video is posted, boost it. Facebook and Instagram let you boost your post directly in the app with a few taps. Target by zip code, age range, and interests. Set a budget as low as $5 a day. Even a modest boost can put your video in front of thousands of local homeowners who have never heard of you. Over the course of a listing, that's a remarkably affordable way to build name recognition in your farm area.


Send a Voice Memo to Humanize Your Message

TR88 mình mới ghé thử vì thấy bạn bè nhắc hoài, kiểu vào xem cho biết thôi chứ không định đọc kỹ. Lướt vài phút là thấy giao diện khá “dễ thở”, chữ không bị dồn một cục nên nhìn đỡ mệt. Mình để ý họ có đoạn giới thiệu ghi nền tảng thành lập năm 2018, kèm nhắc tới giấy phép như PAGCOR với CEZA nên cảm giác cũng yên tâm hơn khi đọc lướt. Mấy phần nội dung được chia khối rõ ràng, cuộn xuống là gặp các tiêu đề to tách bạch nên không phải mò lâu. Nói chung cảm giác như họ sắp xếp để người mới vào cũng hiểu nhanh, nhất là cái menu đặt…
